Real Estate Investors Prepare to “Work for It” in 2027
TL;DR: The Urban Land Institute and PwC's Emerging Trends in Real Estate 2027, released this week, is titled "You Have to Work for It." Industry professionals still see buying opportunities…

What did the 2027 Emerging Trends report say?
The 48th edition of Emerging Trends in Real Estate came out on October 27, 2026. It is published by the Urban Land Institute (ULI) and PwC. Its theme is "You Have to Work for It," according to Urban Land Magazine. The report draws on nearly 1,500 real estate investors, developers, lenders and advisors across the U.S.
PwC's press release frames the year this way: "In 2027, success will be less about making a broad sector bet and more about choosing the right asset, in the right market, with the right operating strategy." If you own or are weighing a stake in a property, a syndication or a fund, carry that sentence into your next talk with a sponsor.
Is 2027 a good time to buy real estate?
Some of the people in the room think so, with a condition attached. At the report's launch session, panelist Sara Queen said 2027 will be a great time to buy, but strong asset management skills are essential. That says who will do well. It is not a promise that buyers will.
The cautious side has a clear reason. Interest rates and the cost of capital rank as the industry's top concern heading into 2027, per the same Urban Land report. Housing affordability and labor costs follow. The 10-year Treasury has climbed about 100 basis points since the start of the year, according to Urban Land, and it hovers around 5.0 percent as of late October.
One panelist put the tension plainly: "We're not thrilled about 10-year Treasury yields at 5 percent or above, but income growth is pretty good, and supply has been managed." The other side of that trade shows up in Bisnow's coverage. It quotes a development firm president asking the researchers, "Why real estate when I can get 5 percent risk-free?" A property has to beat that bar after financing costs, vacancy and capital spending.
What changed in how the industry feels?
Bisnow reports that barely half of commercial real estate professionals now rate their own business conditions as "good to excellent." Two years ago, 65% did. The same report shows the survey's investment barometer at the highest reading in its history. Views of operating conditions have cooled while views of investment prospects have not. That fits a market where buyers see entry points but expect to earn them.
The location rankings moved too. San Francisco jumped from 45th to fifth in the rankings of top markets for investment and development prospects, according to Bisnow.
| Signal | What the sources say | Source |
|---|---|---|
| Report theme | "You Have to Work for It" | Urban Land Magazine |
| Top industry concern | Interest rates and cost of capital | Urban Land Magazine |
| 10-year Treasury | About 5.0 percent in late October | Urban Land Magazine |
| Own business conditions "good to excellent" | Barely half, versus 65% two years ago | Bisnow |
| San Francisco market rank | 45th to fifth | Bisnow |
Read the table as a map of where the debate sits. Capital costs are the constraint. The winners are expected to be picked market by market, not sector by sector.
What is the risk hiding behind the optimism?
Debt. A separate outlook, the 2027 Top Ten Issues from The Counselors of Real Estate, says that "with more than $1 trillion in debt maturing in the next 18 months, distress is being delayed, not eliminated." That is a poll of the organization's credentialed advisors, not a forecast of losses. It does name the pressure point any leveraged deal has to survive.
For you as an accredited investor, this is where sponsor judgment matters most. Our coverage of bank back leverage in commercial real estate private credit and of Blackstone BREC's falling monthly intake shows how financing conditions reach private investors.
Common mistakes
The first mistake is reading "great time to buy" as a green light. Ask who is operating the asset. The report's own theme says operating skill is the point. The second is underwriting a deal at today's rates without asking when the loan matures. You also need to know what happens at refinance. The third is judging a property's projected yield in isolation. A Treasury near 5 percent is the alternative on the table. Private real estate is illiquid and speculative, and a stated target return is not a result.
If you are still learning how these deals are built, start with how real estate syndication works for accredited investors and the GP and LP return structure.

What to do today
Pull the offering documents for any real estate deal you hold or are considering. Find two numbers: the loan maturity date and the interest rate assumption at refinance. If the sponsor cannot state them plainly, you have your first due diligence answer.
